1. If I sell my business, am I still responsible if the new owner doesn't pay the rent?


Most leases say that original tenant is liable if the new owner defaults under the lease. If the landlord really wants you as a tenant, you can negotiate a clause which would free you of any further responsibilities after assigning the lease.

2. My lease says I can just use the premises for a Muffin shop. What if I want to change the use?

You'll probably need to get the consent of the landlord. Landlords often use the "use" clause to control the number of each kind of tenants. Otherwise, you may get 3 muffin shops in the same complex,and all of them will fail.

3. Can I get free rent if I sign a 5 year lease?

Landlords often give "tenant inducements" to get tenants to sign a lease in their building. This can include free rent, interior renovation allowances, or even cash payments. A good leasing agent or leasing lawyer may help you get the best deal.
